Please be aware that covenants were originally developed in 1966 to guide the initial residential development within the neighborhood, setting minimum standards for the type, style, size, and uses for houses and site improvements on each lot. The covenants were revised in 1977 and 1984. And are currently being reviewed by the Board of Directors to be updated and streamlined with the processes of Summit County regulations.
Subsequent to initial platting of Frisco Terrace and Wiborg Park, and construction of many houses in the 1970s and 1980s, Summit County government updated and strengthened zoning regulations and building permit requirements, such that almost all new house construction, additions, remodels, and accessory items such as sheds, decks, hot tubs, fences, etc. are subject to regulation and/or permitting. Currently, the Frisco Terrace Property Owners' Association (FTPOA) Architectural Committee serves as assistance to a property owner considering new construction or major changes to an existing structure. The committee can help explain what is required to be in compliance with legal covenants before a property owner goes through the County’s zoning and permitting process.
